As the year winds down we are closing out what could be considered the start of our recovery, we have now seen 3 months of growth in sold units over the same time frame from a year ago. From October to December of 2008 we saw the bottom of our sold units, (see chart) while our median sold price seemed to bottom out around Jan to Mar of 09’. Our pending sales index shows its lowest point around Jan 2009. We have struggled thru the year, losing value on our average sales price a drop of 9.5% from last year this time. November saw an increase of 74% over last year this time. We have heard everyone say that the primary reason for such a large increase was due to the possible ending of the $8,000 Tax credit. On November 6th the President signed the extension of the $8,000 Tax credit for First Time Home Buyers. This took a lot of pressure off getting that property closed by November 30, 2009. I believe we will see some carry over into December. As the holidays slow down some buyers, I believe the other buyers are getting ready for Spring 2010. The $8,000 tax credit goes till April 30th with properties closings up to June 30th. If you look at our listing inventory (chart) you will see that we usually have an increase in listing inventory in the spring. The Chairman of the Federal Reserve Ben Bernanke has indicated that the Fed plans to maintain the fed funds rate at extremely low levels for an extended period of time. This is based on the feds belief that inflation will remain low for the next couple of years. Last week’s 30 year fixed rate mortgage averaged 4.81% with a .70% origination fee ending 12/10/09. In the month of November we saw a decrease of 186 homes in our listing inventory, we have 5,113 homes on the market; this continues to put us in a strong buyer’s market with a listing inventory of over a 13.1 month supply. Our listing inventory has remained consistent for almost a year now. The last time we had inventory below 5,000 was January 2007. Our average list price has dropped to $379,092. For November we saw another increase in our seller concessions, it jumped to 26.7%. Our average days on the market have dropped to the 120’s, it decreased about 15 days from last month. The list to sold ratio is 94.4% up .5% from last month; we want this number to be going up. The number of homes that sold in 15 days or less continues to remain very low, 19.5% of November sold homes, same number as last month. On a rolling 12 month our sold units are down by 10.5% and improvement of 8% from last month. Our average list price has dipped below the $400,000 range for three months; we have to go back to April 2005 to find an average list price below $400,000, for November 09 it was $379,092.Despite all the media comments about our markets we are still lending money for residential mortgages. If a client has income and credit and some sort of down payment; they can get a mortgage. It goes to the basic three C’s – Capacity, Collateral and Character.

Listing InventoryIn November we saw a decrease in listing inventory of 186 units, mainly due to the high number of sales and the fact that November is not known to be a strong month for listings. We are about 381 units down from December 2008. We have 5,113 single family homes for sale in our MLS. The average list price of $379,092 is down by $3,242 from last month. The average list price has decreased by .08% from Oct 2009.Monthly Average Sold PriceOur monthly average sold price is down by 4.0% from last month and down 9.5% from November 2008. A lot of sellers seemed to have negotiated with buyers in Oct and early November thinking that the tax credit was going away and worried that there buyer would go away also, which is why we also have a high seller concession ratio this month. We are down $9,535 from last month.

November average sold price ($226,494) shows a decrease of just 11.7% from year end 2008.Monthly Sold UnitsThe number of sold homes is down 13.7% from last month and up 74.9% from November 2008. November saw a increase of 167 sold homes over November 2008. This is our third monthly increase in year over year sold homes since September 2005. Our monthly sold units continue to lag behind the last couple of years by as much as 9.5%. We have now had the last 7 months in 2009 with over 375 units sold compare that with 2008 and we had 8 months with 375+ units sold. You can notice that all of our big dips seem to occur on or about December. I believe we will continue to see the next couple of months with unit sales over and above the previous year. No doubt in my mind the First Time Homebuyers Tax Credit has contributed to this increase in sales units and I would anticipate it to continue over the next several months as we approach the new potential extended deadline of April 30, 2010 (more on this later).

Market Absorption rate – The number of homes sold in November, 390 divided by the current listing inventory, 5,113 gives us a 13.1 month supply of single family homes (we had a 1.0 month increase from last month). The increase in sales units for November affects this calculation. This just means that we have plenty of homes to sell. With rates where they are and plenty of inventory we can get this number down.

List to Sold price ratio – the average list price of the sold properties is $239,838 and the average sold price is $226,494 for November which gives us a 94.4% list to sold price ratio – a increase of .4% from last month. We have now managed to stay under 95% for a year.

Seller Concessions – We had 26.7% of sold properties report a sales concession for November, an increase of 1.8%. I think we saw a lot of concessions as people were anxious to sell to buyers trying to meet the tax credit deadline. We want this number to go lower. The average concession for the month was $3,688.

Days on Market – The average days on market for the sold properties is now at 125 for November. That is almost 5 + months to keep a property on the market. Only 19.5% of the properties were placed under contract in less than 15 days for the month of November, no real change from last month.

Carolina & Kure Beach

There are currently 465 single family homes for sale and this represents a 20 unit decrease over November 2009 and 9.1% of our total WRAR inventory. The average list price is $445,268 a slight decrease of about $5,000 from October. In November there were 22 homes sold, divide that by the homes available and you have a 21.1 monthly supply of homes in Carolina and Kure Beach (we just added about 7 months). The average sold price for the month of November was $283,364 and is up from last month. In November 2008 we had 10 home sales at an average $278,152. When we look at our year to date we see that we are ahead in units by 38 and our average sold price has dipped from $372,215 (first eleven months of 2008) to a current $298,174 a decrease of 19.9%.

Hope for the Warriors to host 9-11 Hope Ride - Hope for the Warriors will conduct this cycling event in order to provide a cycling experience for combat wounded service members from Iraq and Afghanistan. Their first goal is rehabilitation and recreation. Secondary to the mission is to provide awareness for Hope for the Warriors and its many programs and to assist in fundraising efforts. The event will begin at the Carolina Beach Lake Park on Friday, September 11th at 8:45 a.m. with a welcoming and send off ceremony. Mayor Joel Macon will preside along with special support from the Carolina Beach Fire and Police and Operations Department. Immediately following the ceremony, the Warriors will depart for the Fort Fisher Ferry. Seafood Blues and Jazz Festival Poster Contest Coming to a Close – August 22, 2009 will bring to a close the 2009 Seafood Blues and Jazz Festival Poster Contest. If you are interested in entering a work of art for this contest please be advised that all entries must be a flat work of art no smaller than 11" x 14" and no larger than 18" x 24". Please do not submit work on stretched, framed canvas or canvas board. All lettering is prohibited yet poster must be representative of the Seafood Blues and Jazz Festival. Big Print Block Party Art Exhibition presented by Cape Fear Press – The past met the present when twelve contemporary artists took on the oldest form of printmaking to make giant, original prints on May 16th. Come see the giant 4x8 foot prints that were printed with a steamroller in Carolina Beach. This work is from the first event of its kind in the southeast. Participating artists included Stephan Bode, Todd Carignan, Alex Clark, Kristin Gibson, Jennifer Page and many more. The opening reception is July 24th from 6-9 p.m. at 110 N. The Last Resort is "CALLING ALL MERCHANTS" – A "Save the Ta Tas" Breast Cancer Event will be held at the Last Resort on Sunday, August 2nd benefiting Coastal Care Van, a non-profit organization offering mammograms to residents of New Hanover County who cannot afford them. The evening will consist of a bachelor auction, activities, dinner, and a Pink Balloon Purchase where each balloon purchased will have a gift attached to it. The Last Resort is "CALLING ALL MERCHANTS" – A "Save the Ta Tas" Breast Cancer Event will be held at the Last Resort on Sunday, August 2nd benefiting Coastal Care Van, a non-profit organization offering mammograms to residents of New Hanover County who cannot afford them. The North Carolina Aquarium Offers Canoeing Opportunities – The NC Aquarium offers a canoeing program that takes participants on a 3 hour exploration of Zeke’s Island Estuarine Research Reserve, one of the most unusual areas of the North Carolina coast. The trip includes an almost one mile paddle across the basin to Zeke’s Island. At the island, participants search for blue crabs, small fish and invertebrates using crab rigs and dip nets, and also learn how to use cast and seine nets to catch fish. The program is for ages 8 and up and children 8-12 must be accompanied by 2 adults. The fee is $25.00 per participant and admission to the Aquarium is not included. Pre-registration is required. Boardwalk Makeover Presents the Second "Battle of the Bands" – On Saturday, July 11th from 1-5 p.m., come out to the beach stage for the third and final round of preliminaries in the Boardwalk Blast: Battle of the Bands. Aquarium Camp for Teen Coastal Crusaders – The NC Aquarium at Fort Fisher will be holding a Coastal Crusaders Summer Camp on June 29th through July 3rd. This camp is specially designed for young adults, ages 13-14. Throughout the week, teen campers hit the beach, go crabbing in the salt marsh, tour behind the scenes of the Aquarium, canoe at Holly Shelter, conduct underwater archaeology at Fort Fisher Historical Site, visit the Sea Turtle Hospital in Topsail Beach and try out surfing. Wilmington Sharks to Host 2009 Coastal Plain League All-Star Game – The Coastal Plain League announced that the 2009 All-Star Game will be hosted by the Wilmington Sharks on July 21, 2009 at Buck Hardee Field in Wilmington. The All-Star game festivities will begin on Monday, July 20th, when the Sharks will host the All-Star Fan Fest and Home Run Derby. Fans will have the chance to meet both CPL All-Star teams during that time and then look on as 16 of the best hitters in the league battle it out in the annual Home Run Derby. Michael's Seafood International Chowder Champ

Over the last wekend, Michael McGowan of Michael's Seafood Restaurant in Carolina Beach brought nearly 200 gallons of his locally famous chowder along with a little help from employees and familly, up to Newport Rhode Island. Their mission was to compete in the Schweppes Great Chowder Cook off and show the world that North Carolina knows good seafood chowder. After many grueling days of preparation and traveling, it all paid off for Michael as his Capt. M's Seafood Chowder took the prestigious honor of first place in the competition's "Seafood Chowder" category.

Michael's seafood Restaurant and Catering is located at 1206 North Lake Park Boulevard in Carolina Beach. Michael and wife Shelly are excited about winning the award. The served nearly 160 gallons of their delicious chowder, (1 and 1/2 ounces at a time), to over 20,000 people who attended the world renowned event.

Congratulations to our own Michael McGowan on bringing home the award to Pleasure Island.

WWAY TV 3’s Cape Fear Pride Series to Focus on Pleasure Island – This July, the feature location for WWAY’s Cape Fear Pride series will b Pleasure Island. During the entire month, each Wednesday and Friday, Pleasure Island will be featured in the station’s news block from 5 to 6:30 p.m. On Friday, live news cut ins will occur during the newscast from different locations on the Island. What Seawatch Means To Me (Re-Post)

Hi again, This is a repost of an older blog. (Thanks Stan Clinard for reading and responding to my earlier post!)

In trying to think of ways to get others to interact on this blog, I'd like for each of you who actually read this to respond to this question: My favorite thing about Seawatch is...: or I like Seawatch because...: For me, my favorite thing about Seawatch is the people. Without a doubt, our neighbors are what makes this such a great neighborhood. Whether it is our full-time neighbors, summertime neighbors or weekend neighbors, there is nothing like them. Even if Seawatch wasn't located on a gorgeous stretch of beach, with neighbors like we have, even the desert would be wonderful. Okay, how about it guys; What do you like best about Seawatch??? Boardwalk Makeover Presents Boardwalk Blast Starting Tonight – The Boardwalk Makeover Organization is set to kick off the summer season with nightly activities. Carolina Beach Film and Fireworks Series Kicks Off This Friday – A sure sign that summer is coming is the start of the Chamber’s Film and Fireworks Series. Big Print Block Party & Art Festival – The past will meet the present as thirteen contemporary artists take on the oldest form of printmaking to make giant, 4x8 original woodcut prints right before your eyes. They’ll be using a 3 ton steamroller to provide the pressure of a printing press. This is the first event of its kind in the southeast. Visiting artists Mike Houston & Martin Mazorra of Cannonball Press in NYC who are masters of the medium, will be bringing four of their blocks to print. The event will be held May 16th on Cape Fear Boulevard by the Boardwalk from 9–4. There will be more local and regional art exhibited of various mediums and art things for the kids to do as well. Pleasure Island Sea Turtle Project to Host Wine Tasting – On Sunday, May 17th from 2-5, head on down to the Ocean Grill and Tiki Bar for a fundraising event for the Sea Turtle Project. This is their premier fundraiser and will be better than ever. Speaking of the Turtles, they are in need of volunteers for sea turtle patrolling season.
